3D site scanning for builders in the Illawarra

Growing Digits provides dated, measured 3D records of building sites in Wollongong, West Dapto and the wider Illawarra: before work starts, before walls are closed and at handover.

Four stages worth recording

Each scan is dated and measured, and the files can be kept in the project record after the job is finished.

  1. Before demolition or excavation

    Dilapidation

A walk-through record of neighbouring houses, fences, driveways and footpaths. If a neighbour reports a new crack, the scan shows whether it was already there.

Why it matters: evidence of pre-existing defects when a damage claim arrives.

  2. After rough-in, before lining

    Pre-plasterboard

Every pipe, cable, duct and nogging recorded in place, with measurements, so later trades and owners can find services without cutting into walls.

Why it matters: fewer exploratory cuts for fixings, leaks and renovations.

  3. At agreed stages

    Progress

Owners, lenders and investors who are not on site walk through the build and see the same stage the supervisor sees.

Why it matters: fewer site visits, and a dated record of what was done when.

  4. At practical completion

    Handover

A complete record of the finished building and its condition, delivered with the handover documents.

Why it matters: a reference point for defect and warranty questions after handover.

What the builder receives

Deliverables are listed in each quote. A construction scan typically includes the following.

3D tour link
Opens in a browser with no app or login, ready to share with owners, certifiers and trades.
Measurements
Distances measured inside the tour, with a measured floor plan as an option.
Dated stills as PDF
Key views exported with the capture date, ready to attach to a report or a claim response.
File exports
Images and plans for the project file, so the record does not depend on a subscription.

Several stages on one project

Stages can be booked together for one project, from dilapidation through to handover. The quote lists each visit, what is captured and when, so scans are scheduled around the build programme.

  • Dilapidation of neighbouring properties only
  • Pre-plasterboard and handover
  • All four stages for owners building from a distance

On site

Every visit is booked through the site supervisor and follows the site's own induction and safety rules.

Scans of neighbouring properties are arranged with the owner's or tenant's consent before the visit. Faces and number plates caught in shot are blurred before delivery.

When a scan is not needed

A scan is a visual, measured record. It does not replace professional reports.

  • Where a formal dilapidation report is required, it is prepared by a qualified inspector or engineer. A scan supports the report but does not replace it.
  • Where survey accuracy is needed, such as set-out or boundary work, a registered surveyor is still required.
  • Small works with no neighbouring structures close to the excavation.
  • Jobs where the supervisor's own photos already meet the contract's record requirements.

Questions before you enquire

Anything not covered here can go in the enquiry form below.

Does a scan replace a dilapidation report?

No. A formal dilapidation report is prepared by a qualified inspector or engineer. A 3D scan is a visual, measured record that supports the report and shows the condition of every room and surface on the day.

How long does a dilapidation scan take?

Most single dwellings take one to two hours on site, depending on size and access.

Can work continue on site during a scan?

Yes, as long as the area being scanned can be kept clear for a few minutes at a time. Each visit is arranged with the site supervisor.

How accurate are the measurements?

Measurements taken in the tour are suitable for planning, coordination and records. Set-out and boundary work still needs a registered surveyor.

Can neighbouring properties be scanned?

Yes, with the consent of the owner or tenant, arranged before the visit. Faces and number plates caught in shot are blurred before delivery.

Who can see the scans?

Access to each tour is set by the builder. A link can be shared with owners, certifiers and trades, or kept private to the project team.

Which areas are covered?

Building sites across Wollongong and the northern suburbs, Shellharbour, Shell Cove, Albion Park, Dapto including the West Dapto growth area, Kiama and Gerringong.

First tours featured as examples

Growing Digits is taking its first virtual tour clients in the Illawarra. With the client's permission, early tours are published on these pages as worked examples, with the business name and suburb.

Featuring a tour is optional and agreed in the quote.
